Highly recommended for both DIYers and professionals!

No one should ever have to use bees wax seals again
This is a GREAT product for the DIYer installing a toilet. Bees wax rings have always been sketchy in terms of consistently providing a good toilet-to-floor seal. This product is easy to use, no mess, and consistently provides an excellent seal. I have used this product on three different toilets in recent years with 100% effective results. Good to see technology finally evolving beyond bees wax!

Solved issue with old 3.75 EL cast iron flange
We recently renovated our upstairs water closet (half bath) with a new tile floor using Easy Mat and ceramic tile. The flange was just a little above the level of the tile so we didn't really need a non-wax seal, but personally I HATE WAX SEALS. In the past I have used the Fernco stick on non-wax seal, but this Sani Seal is MUCH easier to use. For one thing you don't have to have a new toilet to use it! We found that we couldn't use the Fernco due to the flange in the bathroom being an old design of non-current size at 3.75 inch inside diameter. Everything out there is for 3", 3.5", and 4" flanges. I started researching waxless seals and saw the Fluidmaster (which doesn't look very convincing!) and then stumbled upon the Sani Seal. The new toilet we installed is a space saver elongated bowl one from Home Depot with the usual 3" horn. I caulked the flange face as suggested in one of the Sani Seal videos I saw on Youtube and then put the toilet base on solo (without helping eyes to guide). The fact that it is on the flange and not the bottom of the toilet makes 1-person installation a breeze. It holds the bolts for you so all you have to do is line them up with the holes on the toilet base and set it down. With it being non-wax you can rotate to your hearts content to align the toilet with the wall. I lifted the toilet base up on one side once it was down to make sure the horn was inside, just a curiosity check. The foam Sani Seal was compressed slightly and the toilet was just barely floating above the floor. Gently putting weight on the toilet compressed the seal and tightening down the mounting bolts finished the job. Once the toilet was fully assembled it was cross my finger and test time. Prior to flushing I filled the bowl slowly using a pitcher to see if there were any leaks to be found. None...so FIRST FLUSH! WHOOSH. . . . No leaks. 2nd...3rd...4th...no leaks!!! This is definitely worth a look if you are like me and hate wax seals. I will never go back and you can't make me.

Great for uneven floors
Bought this because my bathroom floor is way off level (old house problems). Regular wax rings were a total pain, every time I'd try to shim the toilet to stop the wobble, the wax would squish wrong or crack, and I'd have to start over. Super frustrating. This Sani Seal gasket made it actually doable. It's flexible enough that I could set the toilet down, check the level, add/tweak shims, lift it back up if needed, and readjust without wrecking the seal. No gooey wax mess everywhere, and I didn't have to stress about deforming it. It's been a few weeks now and the toilet sits solid with no rocking, no leaks at all, even though the floor's still crooked as ever. Huge relief after dealing with wax fails for years. If your floor's uneven or you hate the wax hassle, this thing is worth it. Saved my sanity!

Promblem sover!
I was replacing a toilet in my parents 40 year old home in the lower levels of the house. The studs were cemented into the floor. The drainage pipe is normal size, but it was cemented all around (no wiggle room). I tried various options before stumbling along this seal. It's been nine months and not one issue. I've seen reviews about the longevity but so far so good. If it ever fails. I'll update this review.

No mess and very easy to use, satisfying sqwoosh when setting the toilet on flange.
No messy gross wax shmegma all over the place like with the old wax rings. Very easy to use and took the anxiety away from “I have one shot at this, god I hope I get it right” with a wax ring. I also used it with the SetFast brand toilet flange bolts that automatically adjust the height down while tightening the bowl down saving me having to cut the flange bolts. What a perfect drama free installation (I am very proud of myself btw if you can’t tell lol) And yes I have seen the photos of these deteriorating after a few years but they were a different design with a couple inch horn going down the middle. This 2 inch inner horn was achieved by an outer layer of PU (polyurethane) fused to the inner foam bit, this is NO longer part of the design. No horn, no outer layer, no separation issues from what the manufacturer said when asked about the product no longer having an inner horn piece. If I ever have an issue or have to pull the toilet I will update my review with photos if needed.

It depends on your needs, but it solved the problem with a low-flow toilet downstairs in the basement. A perfect fit, no leaks and readustable. Packaging is a little cheap and flimsy, but it's worth it. It's ten times better than the Fluidmaster (can't be repositioned because of the cheap spacer).

Fanstastic product, creates a great seal and made installation effortless. I personnally used silicone caulking with my sani seal for that added protection. So far no leaks.
