Great Product that needs storage solution of unused product
I purchased this product to hopefully bandaid a problem with the PVC metal wrap on my house. 10 rolls of metal to cover rakes, windows, doors, etc. and EVERY ROLL HAS FAILED. The PVC is peeling off the metal, only 6 years after wrapping. To rip off the metal, rebend and reapply will not only be costly but painfully time consuming. Last year, I decided to look into rubber paint to hopefully stop what's already peeling from going further but could only purchase gallons, which are expensive so put it off. I was happy to find this product in a small can to test my theory. Yesterday, I cleaned off what was loose on 2 large windows, a garage door and the entry door to the garage. Wish I'd have taken pics of those but I didn't. The product is very thick and does not go on like paint, more like trying to paint with caulk. It covers nicely and self levels. You can only go a few inches with each dip of your brush into the can. It even sealed cracks in the caulk around the j-channel. Now for the drawbacks. I painted all the above with half a can of product, today it looked really good. I had hammered on the lid and started another 2 windows this afternoon. Where the liquid was missing in the can, the portion I had used missing, the Flex Seal had "rubbered" up around the can from the halfway point up and when I put in my brush, it would catch the rubber wads and they would stick to my brush. I've got tons of these rubberized wads stuck to my ladder where I had to wipe my brush to keep from getting on my window. Didn't like that and had to be very careful not to grab that with my brush. Mineral spirits DID NOT budge the Flex Seal on my brush, I mean it didn't even loosen it, melt it or dilute it. I threw the brush in the trash. As much as I hate chip brushes because they loose their "hair", it was a chip brush today and that too went into the garbage. The first pic shows what my windows, rakes, fascia are doing and two other pics are of freshly painted, still wet, hopefully-fixed-the-problem windows. I recommend only buying an amount you plan to use in a session. While painting on tonight, it was clear that the empty portion in my can was getting more rubbery as I used product out of the can. I don't feel I will be able to use the remaining 1/4 can tomorrow on another window as it continually gummed up, in this heat, as I was painting.

Does what it should but messy!
Used this to do an intensive undercoating on a 2014 Tahoe with 125k miles which were put on in the east coast rust belt. Shot with a pro gun, all went very smoothly with minimal amount of prep work needed, still holdin up well after 6 months. Down side? This product never dries which on one hand is a good thing for rust protection but anytime I’m working in areas treated I’m always getting the product on me and being in black its a mess! The stuff is like a creeping fungus, it will show up on my clothing sometimes even when I not doing mechanical work??? I will also see it sreeping out of places like the wheel wells and sometimes drip onto the ground in hot weather. I believe it is doing a good job on embedded rust to halt its spread and flowed easily to get into those deep areas but just be aware of the after mess for many months to come, your mechanic will hate this I’m sure.

I have a party bus that was leaking from the ceiling. I used this flex seal paint, and it stoped the leaks! Awesome product!
