Awesome product, but pairing instructions could be better
These leak detectors are awesome! Our plumber highly recommended this system. But we did encounter frustration pairing the system to our network so that we could receive cell phone alerts when a problem was encountered. As a former head of quality I would fail the video provided by Moen. It is confusing and doesn't show all steps. Fortunately the Moen Flo technician we reached on the phone was awesome and got us on track. We have Android phones. The video instructions tell you to skip the pairing steps. We found out we had to go through them. You must use your wireless to link to the leak detection device (use the address provided): it will indicate that there is no Internet signal. Then click on "Retry" and your device will show that the firmware is being updated. Then you will be asked to link to your home wireless router and for a password. That should do it. Again, besides the frustration of pairing these are excellent devices that track leaks, temperature, humidity, and battery status. We are about to have installed a Flo device that can automatically shut off water to the house if a leak is detected from our installed devices or if it senses an anomaly. Having lived through issues with leaks, we are excited to have this system.

Do not like ......update...I hate it all...swapping for a D-Link system
I love these devices but I hate the cost cutting of batteries only. In theory, you put these were water can leak but you would not notice in time. These would go under counters, in attics, in washrooms, and other areas that often are difficult to reach. I would pay double the price to have an AC adapter option. Exactly 1 year into my install the batteries are failing and the batteries are expensive and not environmentally friendly to dispose of batteries. The battery cost and hassle of replacing and buying batteries every year makes this product less than it could be. Ideally, it is better on AC. If you lose power, the device cannot talk to the wifi so the only reason for the batteries is bottom line cost and agency approvals. It was a marketing decision....not an engineering decision. I would buy another 3 pack and pay the additional cost of having the AC option. 2/24 I am done. I have come to hate the Moen design. The base unit does not sit flat in a cabinet and when you use the expensive cord it also does not sit flat. Where you put these devices is subject to disruption so the sensors are always getting moved which the design should expect but not with Moen. If you bump the cradle the connection to the sensor wire is lost and you will never know. The battery life is more like 8 months at most and I have had these long enough to prove it. The alarm volume is a joke. You cannot hear it 30 ft away unless the home is completely silent. How ridiculous to make an alarm and make it so quiet that if it is in a cabinet closed then no one will hear it beeping. I am moving to a D-Link that is a different setup and after Moen I can see why the D-Link makes sense and cents. It uses a hub that plugs into AC and has a "screaming" loud alarm. The Hub supports up to 24 sensors making the D-Link similar in price for the first 2 sensors but you saves hundreds of dollars if you need 6 or more. With the new system, you take a $25 sensor and place it on the floor of the cabinet, pan, or wet area floor. No mounting, no harness. The sensors link to the hub and that links to an app on your phone.

Kudos to Moen for a simple, reliable and inexpensive leak detector.
After a year of operation, my three Flo Smart Water Leak Detectors have proven to be one of the few "smart" devices that hasn't required my intervention to reconnect to network or other actions. After setting one up near the water heater, one near the well water pressure tank, and one near a dehumidifier and testing them, they have run without any problems. The phone app lets me check the battery status, the temperature, humidity and shows historical temperature/humidity readings. Today I received a message saying the battery on one of the devices was under 20% and should be changed soon. To be honest, I had forgotten about the Flo leak detectors until the warning message appeared (it also sent me an email warning). The claim of two-year battery life is off by about 10 months so I rated battery life at 4-stars. Remember, this is a warning device. Once it detects a leak and notifies me, I must take action to deal with the leak, it doesn't turn of the water supply.

Does what it needs to, just test them first.
I found the overall setup process for these to be pretty painless, much like a lot of other "smart" devices these days. It's worth mentioning we have them on a separate wireless network we run for "IOT" devices (one of 5 wireless networks in the house.. Working in enterprise IT makes you bring those kinds of ideas home with you!), which is isolated from everything but internet access, and still had no issues. I always put this kind of information in reviews, because some devices will not work properly on separate networks, or you'd have to join your phone to that network first to complete the setup, etc, but since these advertise their own wireless network during the setup phase, and you join your phone to that to enter the details of the network you want them to run on, it wasn't an issue. One thing I would strongly suggest, though, is that you test each one. We put 3 of them in, 2 with the add-on water sensing cables that detect water along their entire length. I decided to test each one to make sure they worked and that the app alerts worked, and also to see how loud the built-in siren is (not very). One of the units would not detect water. I tried different sensors (the built-in "button" one and another full-length cable, plus the prongs on the back), and also tried a different unit on the same cable this one was using. It was definitely the base unit that was the problem, so we ended up having to return it and get a new one. I can't say how common such a problem might be though, and the 3 we have now all work fine. We've had them for 4 months now, and all still show 100% battery. The temperature and humidity readings seem to be at least relatively accurate, though those aren't important to us. You can rename each sensor to help you keep track of them, and it will use that name in the alerts (like "Leak Detected - Heater"). It will also alert you if a device goes offline and stops communicating. They do support having multiple different locations/houses defined, for those of you who need to manage sensors in multiple homes. And the details of the alert show "Location, DeviceName" to help distinguish them (though if I had multiple locations, I'd probably put the address numbers before each sensor name to make it easier). They're a tad expensive for what they are (particularly the $20 cost for the leak-sensing cable add-on), especially if you wanted to go all-out and have them under every sink, behind every toilet, washing machine, dishwasher, etc. We'd need something like 20 of them to make that happen. Right now we're only using them in our unfinished basement, as we're rarely down there so would not notice a leak for quite some time. We have one that covers the HVAC and hot water heater area, and the other two are located by the main water input and hose bibs. One advantage of adding the leak-sensing cable is that you can then plug in the "button sensor" cable (the one that comes with the units) to the end of that leak-sensing cable and put it in another location if it's close enough to reach it, letting you potentially cover a larger area. I also chose to use strips of tape across the leak-sensing cable every foot or so, to hold it to the ground. Otherwise it tends to bend and kink and large parts of it may not actually be touching the ground. Overall, it does what it is supposed to do, the app is easy to use and we've seen no problems with it beyond the one DOA unit.

Easy to set up, gives peace of mind.
I bought a 3 pack of detectors. Within a couple of weeks, I was alerted to water dripping from my brand new furnace. This was in my Christmas storage area. I averted disaster. A few months later, I was alerted to a new water filter spewing water (the gasket was crimped) all over my daughter's stored childhood doll boxes. Just recently, 2 years later, our basement bath lift station pump malfunctioned and was flooding another storage area. I have since recommended these sensors to many friends and family. They have been a life saver.

Let down by poor packaging
I have a Moen Flo and think itโs pretty good so thought Iโd try these out. I bought a 3-pack but had to return them for exchange because they were all broken in transit. Moenโs packaging is terrible and the main unit bounces around in its box. Of the replacements, one was DOA. When that replacement arrived (from Moen, since the Amazon return period had expired) the battery tab had been dislodged and so the battery was partially drained. Of the 3 working units (out of 7) one had its battery clip so bent that the battery was connecting intermittently. The units themselves are OK but they have a single point sensor, unlike the Eve devices I used previously which have a long cable, all of which can be used to sense moisture. Itโll be interesting to see how long the (somewhat unusual) battery lasts.

Beware of Amazon "Used - Like New" for this item
I've had a Moen Flo smart shutoff valve for about 4 years and overall pleased. We had to replace the internal impeller recently due to corrosion of the sensors (known issue - Moen is aware). During the repair of the impeller we decided to order the 3-pack Moen Leak Detectors from Amazon and found a Used-Like New deal that seemed reasonable. I let the box sit for a few weeks before opening and installing - big mistake! Read the many reviews about damaged boxes, dead batteries, loose or broken battery connection tabs, units disconnecting, etc.... I've had all of these problems. The product box was very banged up, the plastic battery tabs were removed on all 3 units and one of the batteries was completely DOA, all 3 units had damage to the metal tabs that make contact with the battery and hold it in place. Since it's beyond the return window, I was able to bend the battery tabs back into place on 2 of the units and get them to work, but the 3rd unit is completely useless. The pairing process is not difficult if you remember to use a dedicated 2.4G wifi SSID, and the Flo app is not terrible, but not great either. I've had both functioning units randomly disconnect from the network and I'm still troubleshooting. I've not tested them with a simulated leak event yet as I'm deciding whether the keep the 2 of 3 that are sort of working, or give up and kick myself for not opening the box before the return window closed.

These are worth it
I own two homes in mountain west regionand 18 sinks between them. Both homes are equipped with Flo on the water main, and these leak sensors at every sink / toilet. These are great products, Iโm not sure why their ratings are mid. For most of the leak sensors I also have the long cord which detects water, wherever possible I use that combo to get coverage under both bathroom sink and toilet. These detectors have already saved me in 2 instances where water was leaking in sink cabinets. They also can notify if the temperature and/or humidity levels go beyond your pre-set limits, and this feature helped me realize that my heat had died in one of the homes when it was zero degrees out! Had I not known this my pipes throughout the home would have frozen. I have found connectivity to be easy, no 2.4 vs 5ghz issues with WiFi (I use Xfinity with pod extenders throughout each home). I do not get false alarms like some users report. Battery life seems very good as they still report 100% life after several weeks. Prior to using these Flo devices I tried to save money on a cheaper brand and those consistently disconnected from my WiFi so finally I bit the bullet. I am very pleased with these Flo devices, they cost more but are worth it in my opinion.

Real time alerts: email, text and phone call
When I first purchased this I was not impressed. The included cr123a batteries were all dead but Moen customer service was outstanding and replaced them. The metal battery contacts are flimsy and were loose causing the battery to lose contact but this was easily fixed by pinching them closer. These units connect via wifi on 2.4ghz only. If you are having issues connecting, press the small square reset button inside the unit and restart the process. I have one unit each in the laundry room and furnace room. I also have one dangling inside my sump pit basin a few inches above the float activation level of my primary pump to warn me of any pump issues. ( See picture) The last major thunderstorm activated the sump pit detector because the water rose dramatically in the sump pit. I got a push email, text message and robo phone call from Moen letting me know of a critical "leak" from my sump pit. I was then able to see with a camera above my sump pit in real time what was happening. This notification rich ecosystem is what makes these leak dectors outstanding. In the mobile app, you can customize how you want to be notified. Just make sure your modem/ router is on a UPS in case of a power failure to keep the wifi working. I will be purchasing more of these units in the future.

Associated Android app only available in US and Canada
After reading good reviews of this product ordered a box of three. The instructions, received upon arrival said "download associated app before unpacking" . Went to Google playstore. App "not available in your region". Huh? Tried using another device. Same. Went to company website. Very unhelpful, and trying to find email contact almost impossible. After 30 mins tracked one down. Fired off email. 24 hours later no reply. Resorted to social media. At last a response: "Android App only available in US and Canada". Well what a waste of time that was. Product therefore almost useless and returned. Luckily the seller was superb and understanding and refund easily obtained. So don't buy if you want the product to work with the android app!!

Too Many False Alarms
Sick of all the false alarms - leaks detected when bone dry, battery alerts when they're still at 100%. These units are terrible - tried for 3 years to get them to work properly. Just ordered GoveeLife - better reviews so hopefully not as bad as these. What a huge waste of time and money.
